Every rental property in England needs a set of certificates kept up to date, and the penalties for letting one lapse are severe. We carry out the checks ourselves, liaise with the tenant for access, and send the certificate to you and your agent the same day.
What we certify
- Landlord Gas Safety Record (CP12): annual, by our Gas Safe registered engineers
- Electrical Installation Condition Report (EICR): every five years or on change of tenancy
- Smoke and carbon monoxide alarm installation and testing
- Portable Appliance Testing (PAT) for furnished lets
- Energy Performance Certificate (EPC) arranged through our assessor
- Legionella risk assessment
Keeping track
For agents and landlords with several properties we hold the renewal dates and contact you a month before each one is due, so certificates are renewed before they expire rather than after. Ask us about adding your portfolio.
