- Walk-through against the check-out report, with a quotation that separates tenant damage from general wear
- Repairs and making good
- Redecoration where needed: often a freshen of walls and touching in of woodwork rather than a full repaint
- Professional pre-tenancy clean, including oven, windows and carpets
- Any certificates due, renewed while the property is empty
- Photographs on completion for the inventory
