Health and safety policy statement

LAP Property Services Limited carries out maintenance, compliance, gas, electrical, refurbishment, decorating, flooring and clearance work in rented homes, mostly while tenants live in them. We will protect our employees, subcontractors, tenants, clients and the public from harm, and meet our duties under the Health and Safety at Work etc. Act 1974.

To do this we will:

  • assess the risks of every type of job and give our people safe methods of work
  • use only Gas Safe registered engineers for gas work and qualified electricians working to BS 7671 for electrical work
  • stop work and inform the client if we find or suspect asbestos; we never disturb it
  • provide and maintain safe tools, equipment, vans and protective equipment
  • train and supervise our people, including annual asbestos awareness
  • protect tenants and their homes while we work
  • check that subcontractors are competent, insured and work to our standards
  • record, investigate and learn from every accident and near miss
  • review this policy every year, with independent audit through SafeContractor

Our full health and safety policy, with responsibilities and arrangements, is available on request.

Working in tenanted homes

We work in people's homes on behalf of their landlord or letting agent, so how we behave there reflects on our clients as well as on us. Every LAP engineer and subcontractor:

  • agrees appointments in advance and phones ahead if running late
  • carries LAP photo ID and shows it on arrival
  • protects floors and furnishings and cleans up before leaving
  • does not smoke or vape at the property, or discuss the tenancy with the tenant
  • does not start work if a child, or an adult who may be vulnerable, is home alone
  • signs keys in and out on our key register; keys are coded, never labelled with addresses
  • photographs and reports damp, mould, hazards or damage, even outside the job
  • never leaves gas, electricity or water unsafe without telling the tenant and client in writing

Environmental policy

We comply with environmental law, including our waste duty of care, and reduce the impact of our work every year.

  • Responsible waste. We are a registered waste carrier. Waste goes only to licensed sites, and hazardous waste is kept separate.
  • Reuse and recycling. Furniture and fittings from clearances are offered for reuse or donation before disposal. Metals, cardboard, timber and plastics are recycled.
  • Efficient homes. We advise landlords on improvements that raise EPC ratings and cut tenants' bills.
  • Fewer, cleaner miles. We group jobs by area. Our vans are ULEZ compliant, and we are assessing a switch to electric vans.
  • Better materials. We prefer low-VOC paints, certified timber and recycled-content products where the specification allows.
  • Preventing pollution. We never pour paint, chemicals or wastewater into drains, and carry spill kits.

Modern slavery statement

LAP Property Services Limited has zero tolerance of modern slavery, forced labour, child labour and human trafficking in our business and supply chains. Our turnover is below the £36 million threshold in section 54 of the Modern Slavery Act 2015, so this statement is voluntary. It covers the financial year 1 May 2026 to 30 April 2027.

We are a UK company employing 10 people, providing maintenance, compliance and refurbishment services across London. We buy materials from UK merchants and manufacturers and use a small number of specialist subcontractors. The greatest risks for a business like ours are labour supplied through agencies or subcontractors, and materials made overseas.

We check the right to work of every employee and pay at least the National Living Wage; never charge recruitment fees or hold identity documents; vet subcontractors, including how they employ and pay their own workers; and buy from established UK suppliers. If we find a problem we will investigate, support anyone affected, and stop working with any supplier that will not put it right. Suspected modern slavery is reported to the police or the Modern Slavery and Exploitation Helpline (08000 121 700).

This statement was approved by the Director on 15 October 2026.

Quality policy

Our aim is work done right first time, documented properly, with the tenant's home left as we found it.

  • Written quotes before work starts, with scope and exclusions spelled out
  • Work given only to engineers qualified for it
  • Work to manufacturers' instructions, British Standards and Building Regulations
  • Job reports with photos, and compliance certificates issued within agreed timescales
  • Clients and tenants kept informed about access, delays and anything we find
  • Problems with our work put right at our cost, with a 12-month workmanship guarantee
  • Complaints, callbacks and reviews looked at every quarter so problems do not repeat

Anti-bribery and corruption policy

We do not offer, pay, request or accept bribes, and do not facilitate tax evasion, in line with the Bribery Act 2010 and the Criminal Finances Act 2017.

  • No payments, gifts or undisclosed referral fees to agents' staff to win work
  • No cash, gifts or favours accepted that could influence our work or reports
  • No certificate, report or invoice is ever changed for anyone's benefit
  • Gifts or hospitality over £50 need Director approval and are recorded
  • Nobody will suffer for refusing to pay or accept a bribe

Signed: Luke Apps, Director, LAP Property Services Limited. 15 October 2026. Next review October 2027.

Equality, diversity and inclusion

We treat everyone fairly and with respect: employees and applicants, subcontractors, clients and the tenants whose homes we work in, in line with the Equality Act 2010. We do not discriminate on any protected characteristic, and we do not tolerate harassment or bullying. We recruit and promote on merit, make reasonable adjustments, give every tenant the same standard of service, and expect the same of our subcontractors.
